  • Design and Built

An increasing number of our clients are electing to use the design/build approach, where owners assign us total responsibility for architecture, engineering and construction. We take the owner's requirements and work with our architects through the initial preparation of drawings.

By working directly with the architect, we can simplify details and methods, which also help to reduce the total time frame of the project and save money. Then we generate a building program, choosing qualified sub-contractors and other professionals to meet the owner's budget, schedule and quality level. We strive to build lasting relationships with our clients, architectural associates and sub-contractors.

  • Planning and Cost Control

Our team of professionals know the construction business. We understand construction methods, materials, job cost tracking, sub-contractors and all other components of the construction process and they are all important to us in your building project.

We have the ability to put our knowledge of this process into practice every day. Our professionally managed systems provide us with a complete and flexible programs designed to meet all of our accounting and job cost tracking needs.

We have immediate comparisons of costs with our original budget figures. Each job can be tracked by type (i.e., labour, materials, sub-contractors, equipment) and task (i.e., carpentry, demolition, plumbing), which not only helps us to see any problem areas quickly, but also aids in future analysis and bidding.

The word Amarco is an Aboriginal word meaning 'Beautiful place'. Our purpose is to create a beautiful, strong, safe and comfortable place for you and your family to live in.

All of our AMARCO homes have been designed to suit the Kimberley and Pilbara regions so that you and your family can enjoy all the season changes whilst minimizing the use of air conditioning.

If you can't afford to build the dream home today, relax knowing that you will be able to in the future easily.

  • Two Storey Upgrade Option

With the modern family's lifestyle differing greatly to that of the past, quite often there just isn't enough room. So what are the options? Renovate or Relocate?

Moving house can seem like a daunting prospect when considering the costs involved with selling up and buying a home. A renovation or extension may be the answer to your question. However in the Kimberley and Pilbara, with the high costs of having any works done in construction and even just finding a builder who can help upgrade your home are two very good reasons why people do not extend their homes.

  • Two Storey Upgrade Option

    THE AMARCO SOLUTION

AMARCO modular homes have the complete solution for you. We can convert your home at a margin of the cost of standard building practices and have your entire project completed in less than two weeks. (Depending on size of job off course) but these are realistic statements that can be backed up by results.

    HOW DO WE DO IT?

Using our innovative modular system and products we simply remove the existing roof area where your new additional floor is to be placed, strengthen the roof area to support the new rooms, place the new floor into position, finish of the small joining areas inside the home, replace the roof area, install a staircase either outside or inside your home, commission any power and water requirements and then your living in your new two storey home. That is how simple it is to have your home extended using our AMARCO modular two storey products and system.

  • Two Storey Upgrade Option

    DO IT YOURSELF

Additionally with the AMARCO modular two storey product you can use your own builder or do it yourself if you feel you have the capabilities and wish to save some money. We have designed a step by step procedure and instructions that give you or your builder all the information you need to build your own AMARCO modular home extension. Otherwise we are happy to arrange for the upgrade of your home ourselves or using our preferred experienced installer/ builder distributor network. A AMARCO representative can come to your home and talk you through the renovation process and the options you have in renovating your home and for a small fee provide a sketch plan suitable to be given to builders to quote. The advantage of this being that all quotes will be based on the same design meaning you will be able to compare apples with apples.

  • Energy Efficient Solutions

Green Home Energy's customization is to provide residential home owners sustainable and energy efficient solutions that will reduce a home's energy consumption, operating costs, and home's negative impact on the environment.

With the current concerns about global warming and energy rates going up every day, it's no wonder people are looking for alternative ways to power their lives. Solar power is one of the most efficient and affordable energy alternatives available today. Whether you are interested in solar power for economic reasons, environmental concerns, or both, AMARCO will provide the perfect solution for you.

  • Energy Efficient Solutions

Why modular living solution is green and human being concerns?

Less Materials Waste - Pre-fabrication makes it possible to optimize construction materials purchases and usage while minimizing on-site waste and offering a higher quality product to the buyer. Bulk materials are delivered to the manufacturing facility where they are stored in a protected environment safe from theft and exposure to the environmental conditions of a job site.

Less Material Exposure to Inclement Weather - Many of the indoor air quality issues identified in new construction result from high moisture levels in the framing materials. Because the modular structure is substantially completed in a factory-controlled setting using dry materials, the potential for high levels of moisture being trapped in the new construction is eliminated.

Less Site Disturbance - The modular structure is constructed off-site simultaneous to foundation and other site work, thereby reducing the time and impact on the surrounding site environment, as well as reducing the number of vehicles and equipment needed at the site.

Safer Construction - Modular construction is a safer alternative. Conventional construction workers regularly work in less than ideal conditions dealing with temperature extremes, rain, wind, or any combination of natural conditions. This, by its very nature, is a much more challenging environment to work safely in. Additionally, the potential for injury including falls, the most common work site risk, is much higher. In a factory controlled setting, each worker is typically assigned to a work station supplied with all the appropriate equipment needed to provide the safest work environment possible. Off-site construction also eliminates the hazards associated with materials, equipment and an incomplete construction processes typical of construction sites that can attract curious and unwelcome "visitors" who may cause damage and steal.

Flexibility - When the needs change, modular buildings can be disassembled and the modules relocated or refurbished for their next use reducing the demand for raw materials and minimizing the amount of energy expended to create a building to meet the new need. In essence, the entire building can be recycled in some cases.

Adaptability - Modular buildings are frequently designed to quickly add or remove one or more "modules" minimizing disruptions to adjacent buildings and surroundings.

Built to Code with Shorter Build Times - The bottom line is that with modular construction you can get a facility built to the same local codes with construction quality as good as or better than a comparable site built building in much less time. Additionally, the abbreviated construction schedule allows you to get a return on your investment sooner while minimizing the exposure to the risks commonly associated with protracted construction schedules.

AMARCO offers complete solutions for energy efficiency; if you need to generate power for electrical appliances & home entertainment or generate heat, either to heat water, or to heat air we have the answer.

Quality process, expertise engineering team and creative design

The engineering team at AMARCO MODULAR will manage every detail, from concept and design to manufacturing, and ensure that the highest standards of quality are met throughout. Clients are assisted by technical specialists and engineers in each skill such as electrical control systems, sanitation systems, construction, etc. These competent professionals will provide updates and closely follow any specific requirements of the client, including different standards and specifications for each country.

Full conferencing and consultation is provided to prevent any problems through the many stations of production and ensure that your modular construction is completed on schedule. There are 11 separate stations of production as follows:

  • Manufacturing Process

Station No.1 - - Structural work and precise measurements are essential in this step. If the actual dimensions of the structure are beyond the acceptable barriers (+0 / -2) according to the original engineers’ drawings, it may lead to serious problems during the following phases of production. Thus, in each step there are stringent quality control measures enforced on all sides to closely monitor and inspect dimensions and sign off on the documentation in each module to ensure 100% accuracy to the original specification.

Station No.2 - - International fire regulations stipulate that buildings constructed from steel must be fireproof for more than 2 hours. Therefore, all modular buildings must have satisfactory firewall protection. There are many methods available including Monokote spray (Density 350 Kg/M3) and installation Rockwool. Both products must have Certification that is recognized by institutes and organizations such as JIS, ASTM, PNE, ISO, DIN and KSF.

Station No.3 - Pc. Concrete work: There are many and various methods for making floors, such as PC Plank flooring, lightweight concrete, and precast. However, what we are going to mention is specialized for modular buildings. In our precast floor there are 4 panels that can be divided into sections; 1 Corridor Panel (685 kg), 1 Balcony Panel (416 kg), 1 Bedroom Panel (2,305 kg) and 1 Bathroom & Kitchen Panel (2,417 kg). We fabricate the precast floor sections externally and then assemble them into the correct position inside the building as indicated on the designers’ drawings.

Station No.4 - Panel work begins with the erection of walls and PC floors along with upper side links, including beams and other positions, which are illustrated in the drawing.
It is vital that we check the position of the wall that has been installed and confirm that it is 100% correct according to the drawing. Then, utilizing the 1st wall as a standard, we are able to erect the adjoining units one by one (standard wall =1200 x 2365 x 99 t) until complete. In the next step, we secure the wall units, both upper & lower sides, with ½”@400 mm screws

Station No.5 - Plumbing systems and electrical systems, including the electrical lines’ system (some of the electrical lines’ system has already been installed in the walls).
Further installation of plumbing (some has already been installed with the precast flooring), the remaining sanitary and bathroom systems, and fire alarm sprinkler systems are now completed. After installation, we test the water systems, electrical systems, telephone systems, Internet and fire alarm systems to coincide with the standards of each country.

Station No.6 - Ceiling; Rockwool filled panels finished in plain 9mm plasterboard and wallpaper are used to assemble the ceiling panels in 4 parts which are corridor, bathroom, bedroom, and balcony. In the wet areas and bathrooms, we use waterproof plasterboard.
After aligning all four panels completely, they are fixed into place using AS standard screws. Next, the relevant electrical components are installed, and the ceiling is given a final inspection.

Station No.7 - - Flooring; after the successful installation of walls and ceiling, we move to the next phase, laying the flooring using the following procedure:
    - Clean the floor thoroughly and apply 4 mm Mic-cell Insulation.
    - Lay the flooring according to product & drawing specifications.
    - Floor skirting is completed after installation of all built-in furniture units.

Station No.8 - Fitted furniture is installed:
    - Bedroom – wardrobe
    - Bathroom – sink cabinet and cupboard
    - Hallway – shoe closet
    - Floor skirting is now completed

Station No.9 -Interior & Exterior Doors; after the successful installation of all interior fittings, we are able to hang the doors. The front door is fabricated in steel and is completely fireproof. Sliding patio doors are fitted to the balcony, and an authentic wooden door is hung for the bedroom.

Station No.10 - - Final inspection; this station is vital before we continue with construction. Every component, fitting, and measurement is scrutinized to guarantee 100% accuracy and ensure customer satisfaction. All stations No’s. 1-9 are double- and triple-checked before handing over to station No.11.

Station No.11 - Cleaning & Packing; the cleaning process begins internally, with deodorizing, disinfecting, and polishing throughout to provide an immaculate room. Then the process moves externally to ensure total cleanliness before packing. All unfixed equipment such as doors is locked into place, and exterior walls are covered to prevent damage during transport.

Note: There are QC checks in every station before the product is handed over to the next station.

We are finalising the manufacturing of a fully sustainable granny flat/ apartments for the Australia market. The units will have full solar power, wind power with battery cell power storage and generator back up. Additionally the units will have full water recycling facilities attached for the water conservation. Our plan is to allow the units to be fully stand alone so that these units can be placed anywhere in Australia and operate without grid connection. Again we will keep you posted on how we go with the development. The first prototype unit will be landing here in Perth on or around the end of January 2014.

We have been asked to convert this standard building design layout to an AMARCO MODULAR building system to help these clients save time and money on their home building project.

  • Perth Residential Project

By using the AMARCO MODULAR building design system we have been able to reduce the building time from 14 months as a traditional build down to one month as a modular building project. Amazing hey???

Not only has the client been able to save over 12 months on the project building time they have also been able to save substantial amounts of money on the project too. The areas of saving money were in:

    1. Interest on monies that the banks loan money on. Rather than pay interest for a period of 14 months, they only pay interest on their money for 1 month. Massive savings there.

    2. Rent on alternative house saving were also made here. If they build using traditional building techniques they would need to pay for the rental of a house for the 14 months, however by using the AMARCO MODULAR building system they have reduced that rental time to only one month. You do the sums with the renting of a house in Perth for 14 months as opposed to 1 month,

  • Perth Residential Project

again massive savings. We estimate the savings financially is approximately $70,000. Now that is a very good saving.

    3. Stress has been saved by using the AMARCO MODULAR building system too. As you well know when building a home has a massive impact on the relationship, the statistics on marital break ups over home building projects are very high. By using the AMARCO MODULAR building system we reduce the stress level to only one month. This is a real issue that is not recognised much, however we at AMARCO MODULAR pay close attention to this. Stress is a real cost.

    4. Higher quality fitt out for less money. We at AMARCO MODULAR like to give more when we supply buildings to our clients. Because we manufacture in China we buy product and materials at very low prices, therefore the small percentage we have to pay for much higher quality items we simply reduce our margins and give our clients much greater value for the building dollar.

  • Perth Residential Project

We have found that people may pay an additional 5% overall for the building and they find the actual real value here in Australia is approximately 25-30% higher overall on the building. This in turn increases the real value of the building and helps in resale in the future or increased rental dollars because of the higher quality finishes. Areas such as marble floors, stone bench tops, italian quality sanitary fittings, stainless steel fridges, washing machines, stoves, stone external cladding, LED lights, double glassed windows, water proof gyprock throughout building, high gloss kitchen cabinets, hand carved kitchens, full height tiling in all rooms are examples of the additional benefits of this. Additionally you can fully furnish the buildings at reduced costs rather than buying full priced items in Australia.

These three areas of savings actually flow through all areas of building, whether it be on a residential home or a large commercial project and this is why the trend in building now is using modular building systems.

  • Electrical Wiring

As part of our commitment to quality control AMARCO employ a dedicated Auditing and inspection team who perform a full range of technical auditing and testing services. Whether we install a single outlet tested for continuity, or a whole building tested and audited to the latest International / Australian Standards.

All of our technicians are experts in this field and utilize an impressive in house range of testing equipment to test all cables installed into our modular buildings.

We go that one step further in our installation process to increase the quality and safety of our electrical installations by running every cable inside of a conduit. This means that every cable in our buildings are extremely well insulated against any electrical shorts or problems. All cables are fully protected which means peace of mind and long term safety.

All cabling supplied is to Australian standards, from standard telephone cable all the way through to the mains cable running from your main power pole at the front of your property.

  • Concrete Flooring

Composite Concrete floor system consists of 75mm steel-reinforced aerated solid concrete floor panels installed over steel or timber joists to give an excellent, solid base for just about any floor covering.

This provides a superior floor solution with acoustic and thermal insulation benefits and provides the feel of a solid concrete floor at a significantly lower cost Solid feel eliminating the bounce and flex of timber sheet flooring.

Superior thermal performance particularly for suspended floors on sloping sites. Extremely strong, each panel is reinforced with corrosion-protected steel mesh. The panels fit snugly together to form a strong and smooth floor.

Composite Concrete floor system can be easily installed by normal on-site tradesmen such as carpenters. Reduces foot-fall, noise when installed with resilient mounts between floors and eliminates squeaking associated with particle board floors.

  • Wall Framing

To give you an understanding of the incredible difference between wall framing options you can choose from, we have included images and cross sections of our wall framing product and our competitors wall framing product. It is not our intention to paint a poor picture of our competitors at all.

We are simply showing you how superior in strength and durability our wall framing product is in comparison, which we believe is an extremely important point to consider when building a structure, especially in cyclone rated regions.

Our competitor's wall framing is made of 'C' section extruded 1.5mm thick steel. This 'C' section meets the minimum requirements of cyclonic regions and is a very good quality product. Our wall frames are constructed from 75mm x 75mm X 4mm thick R.H.S steel tubing. We understand this is an over kill in product, however we all at AMARCO sleep comfortably knowing that our customers and their families are sleeping safely in our AMARCO buildings.
