What are the advantages of Modular over brick?
There are many advantages to modular over brick. They are much faster to build saving you time and money. They have a higher cyclone and earthquake rating than brick and are much stronger in design. They have higher insulation values (up to 8 start energy efficiency) keeping heating and cooling costs down and generally making your home more comfortable.
Do the homes comply with Australian Standards and Building Codes?
Yes, we are Australian standards and B.C.A Compliant.
Can my home really be built in 12 weeks?
Depends on the size of your project but in a typical residential home up to 400m2 would take 12 weeks including manufacture, transport, and installation.
What site preparation is required before delivery of the home?
The extent of site preparation, including foundations, will depend upon site conditions. A site survey, soil test, and engineered footing design will be required in each case. It is also important that suitable access be available for a truck and crane.
Can I Install on a sloping block?
Yes, we love sloping blocks because the savings are substantial compared to traditional buildings and are a great way to show modern architecture.
Are the homes termite resistant?
Yes, termite resistance is of the highest standard in Australia with no use of chemicals.
What warranties apply to the home?
Standard HIA warranties apply to the home.
How Customizable are the units?
Our units are completely customizable in every detail. We have an experienced design team who can help you get the most from your design and match your requirements.
Can I extend my home in the future?
We can make allowances to extend your home in the future in the construction of your home.
Can I bring my own designs?
Absolutely. We can change any design to a modular design with little or no compromise on size or spec.
What flexibility do I have with the design?

Can I choose the homes finishes?
Yes, we have an experienced award-winning design team who can help you choose from our wide selection of internal and external quality finishes.

What heating and cooling options do I have?
The options are similar to traditional construction but with the insulation values of our homes these can be kept to a minimum.

Do I need to chase contractors/materials?
No, all works are completed in our factory. No need to worry about an electrician being late, or the plastering not being done to standard. All are quality-controlled and managed by the Amarco QC team. We can even provide the Building ticket and install team to complete the project on your behalf.
Reduce safety requirements on site?
We organize all safety requirements for the project. they will be made available to you if required. Including all JSA’s and MSDS’s.
Do I need to manage the transport?
No, if required all logistics including transport and customs costs are included in the price and are managed by or experienced team. All our units a fumigated before arriving in Perth.
Do I need my own supervisors?
It is advised that you have your own team member to assist with the build remembering the build time is only 2 weeks reducing the cost of supervision on site. We can provide a supervisor if required.
Do I need to provide the materials for install?
No. All materials for completion will be secured inside the units, including paint, gyprock, tile grout, screws, nuts and bolts etc. Also, it is numbered in order of installation to make installation easier.
How do I know the project is on track?
We can send out a video and images as required to keep you up to date on the project. We also maintain a defect report and running daily works sheet with completed actions showing all works completed on running.
How do I know Quality is maintained?
We have spent over a decade refining the quality control system working to the Australian Standards and B.M.Codes and practices. Our individually designed QC inspection documentation for modular manufacturing has been developed to cover each process of manufacturing. The units cannot pass any stage without being approved and signed off by the Australian QC team. Any reported defects will be rectified in the factory before departure from the factory. Note that we have Australian electricians, plumbers, and carpenters in the factory supervising all works and signing those works off as compliant with AS standards and B.M.A standards.
How can I finance the purchase of my modular home?
With Modular Building time frames being a lot shorter and delivery from overseas finance is structured a little differently which can be unfamiliar to some banks. We recommend talking to our finance expert to help with structuring your borrowing before going to your bank. Our finance expert can also make sure your bank is providing the latest product or low-interest rate you deserve. This service is free of charge. We will arrange for Rod Holt from Smartline to contact you regarding finance. Will the home be covered by Home Indemnity Insurance? Absolutely. By law, we are required to provide you with Home Indemnity Insurance.
Where in Western Australia can we install homes?
Virtually anywhere, although our logistics costs for transportation, craning, and installation may vary across the state.
